    We walk the property with you (and your listing agent if you have one) to identify the moves that raise perceived value the most.

    Fixed written estimate

    Prioritized line-item scope with fixed pricing and a specific photo-ready date, sent after the walk — typically within one to two business days depending on scope. Nothing is billed hourly.

    Execute on schedule

    One crew handles inside and outside in parallel — paint, masonry, hardware, cleaning — while the property is closed, working to the completion date set in your written estimate.

    Photo-ready handoff

    Final walk-through, before/after documentation, and property staged for the photo shoot on the promised date.

What do you prioritize on a Philadelphia listing?
We prioritize the front façade, front door, entry paint, and a whole-property deep clean first, because those are what a buyer sees in the first MLS photos and in the first seconds of a showing. We are not appraisers and do not make claims about resale value — we sequence the work so the property presents at its best on photo day.
Can you coordinate with my agent’s timeline?
Yes. Every market-prep scope is scheduled backward from your photo date. We commit to a specific photo-ready date in writing before we start.
Do you do exterior work too?
Yes. Front-façade paint, masonry patching, step and railing repair, gutter, minor roof, and curb-appeal cleanup — under one written scope and one accountable EcoBright point of contact, with appropriately licensed specialty contractors coordinated when an item requires them.
What if we find something during the walk-through?
Minor items identified at the final walk that fall within the agreed scope are addressed before handoff. Anything that expands the scope is quoted in writing before it starts — never after.
How far ahead of the listing date should we start?
Call us as soon as you have a target photo date. We schedule backward from that date, and the earlier we walk the property the more of the punch list can be sequenced without rushing the finish work.
Can you handle a property that still has belongings in it?
Yes. Trash-out and haul-away are part of the market-prep scope, and we sequence them first so painting, repairs, and cleaning can run on a clear property.
