One licensed contractor for the whole portfolio.
Ongoing repairs and work orders, unit turns, inspection corrections, and common-area maintenance handled by one crew under one point of contact — coordinated in BrightWork OS, on fixed written pricing you can forward straight to the owner.
Contractor and maintenance-management services—not property management.
What managing agents actually need from a contractor
One scope sheet per unit
Every walk produces a line-item scope with a fixed price and a completion date. Forward it to the owner as-is — nothing to translate.
Turn windows you can schedule around
We build the timeline backward from your move-in, listing, or inspection date, and we tell you before the schedule moves — not after.
Documentation for the file
Before-and-after photos, invoices, and correction records per unit, so an inspection or an owner question is answered from the file.
Work orders between turns
Routine and work-order maintenance handled by the same crew that does your turns, so no new vendor onboarding per ticket.
Multi-property coverage
Philadelphia and the surrounding counties — one contact for scattered-site and multi-building portfolios.
Licensed and insured
Certificate of Insurance before work begins, and each published contractor credential or record listed with a link to the public regulator lookup.
From first call to standing rotation
- 01
Portfolio call
Fifteen minutes on your properties, unit mix, turn volume, and the deadlines that never move.
- 02
Walk the first units
We price real units, not averages, so your first numbers are numbers you can hold us to.
- 03
Portfolio agreement
Agreed scopes, response expectations, and a single point of contact — in writing, per property.
- 04
Standing rotation
Turns and work orders run on the agreement. You send the address; we send the scope.
Maintenance without vendor juggling
One accountable EcoBright point of contact covers repairs, work orders, turns, inspection corrections, and common areas — so a ticket does not mean sourcing, vetting, and chasing a new trade each time.
- One number to call and one person accountable for status
- Same crew across turns, work orders, and common-area items
- Written scope and fixed pricing before work begins
- Photos, notes, and closeout records per property
Every work order runs through BrightWork OS
BrightWork OS is EcoBright’s maintenance-management system for request intake, approval routing, tenant, occupant and facility-contact coordination, scheduling, field updates, photos, and documented closeout. Eligible active EcoBright maintenance clients receive access with no separate monthly software subscription or platform fee; approved labor, materials, and authorized work are billed under the approved estimate. You and your authorized contacts keep approval control, and tenants never see estimates, dollar amounts, or invoices.
Tenants or authorized site contacts submit work orders. Owners or managers approve repairs. EcoBright completes the authorized work and documents closeout.
No separate BrightWork OS software subscription or platform fee for eligible active EcoBright maintenance clients. Approved labor, materials, visits, subcontractor and specialty-trade work, permits, and other project charges are billed under the written estimate or service terms.

EcoBright coordinated a permitted basement build-out around existing building infrastructure — electrical, HVAC and piping — inside an occupied Center City Philadelphia mixed-use multifamily/commercial property, through permit, trades and final inspection. Licensed electrical trade work was performed by a separate licensed contractor.
