Painting, drywall, flooring, fixtures, locks, and detectors handled directly by our crew, with cleaning coordinated and progress updates along the way; any electrical, HVAC, or regulated plumbing item is performed by the licensed trade we coordinate.

Final quality inspection, lockbox installed, and a documentation package with photos of the completed work delivered.
Once the property is rented, BrightWork OS becomes the intake channel for tenant requests — the owner approves what needs authorization and EcoBright coordinates the rest.
No separate BrightWork OS software subscription or platform fee for eligible active EcoBright maintenance clients. Approved labor, materials, visits, subcontractor and specialty-trade work, permits, and other project charges are billed under the written estimate or service terms.

- What is a rental conversion service?
- It is the full preparation of a home that has never been rented — usually owner-occupied — for its first tenant: assessment, repairs, painting, cleaning coordination, appliance and fixture installation, rekeying, detector compliance, punch list completion, lockbox setup, and documentation with photos of the completed work. If the unit has been rented before and you are turning it between tenants, Unit Make-Ready is the right service.
- Do you work with my property manager?
- Yes. If you already have a property manager, we coordinate directly with them — completing their punch list, meeting their leasing standards, providing progress updates, and making sure the property is ready to be marketed and leased.
- What documentation do I receive?
- Every conversion includes paint manufacturer, product, finish and color; whether each area was a full repaint or touch-up; a detailed list of repairs and improvements; before-and-after photos; materials installed or replaced; a final completion report; and lockbox information. This helps owners and managers keep accurate maintenance records and organized move-in and move-out files.
