Our billing is built so that you always know the number in advance and stay in control of it. Nothing moves forward without your written approval.

    Every scope is walked and priced in writing before anything starts. Work begins only once you have approved that estimate.

    What you approve is what you are billed. Nothing is marked up after the fact.

  • Scope changes are re-quoted

    If the scope changes once work is underway, we stop, issue an updated written estimate, and wait for your approval before the additional work proceeds.

  • No hourly open billing

    You are never billed against an open clock. Cost is defined by the approved scope, not by hours logged.

Can you handle tenant work orders directly?
Yes. With your authorization we coordinate access with the tenant, complete the repair, and report back to you with photos and a written record of the work. You stay the decision-maker on scope and cost.
What kinds of repairs are in scope?
Plumbing leaks, clogs, fixtures and water heaters; outlets, switches, fixtures and GFCIs; drywall and paint repair; doors, locks and hardware; appliance troubleshooting and replacement; smoke and CO detector testing and replacement; and seasonal items such as gutters, exterior caulking, and weather sealing.
How is maintenance work billed?
The same way every EcoBright job is billed: a written estimate before work begins, work starting only after you approve it, and no hourly open billing. If the scope changes once we are underway, we issue an updated estimate and wait for your approval before continuing.
Do I need a contract to use you for maintenance?
No. You can send work orders as they come up. If you manage a portfolio and want standing coverage, we also set up portfolio agreements — see the property managers page.
