EcoBright Solutions is a maintenance and repair contractor, not a property management company. BrightWork OS covers maintenance intake, approvals, scheduling, documentation, and closeout for work assigned to EcoBright — not leasing, rent collection, tenant screening, or trust accounting.

Maintenance management is included for EcoBright clients.

What it does

The full maintenance lifecycle, on one record

One record per job

Every request stays attached to the unit it belongs to — description, scope, approval, schedule, and closeout in a single thread instead of email, text, and voicemail.

Owner-controlled spending

Approval rules and a not-to-exceed limit are set by the owner or designated manager. Work stays pending until the required approval is recorded, and the approved number is the number that gets invoiced.

Emergency dispatch

Urgent items are flagged on intake and routed immediately under the property's pre-authorized emergency process, so a burst line or a no-heat call is not waiting on a routine approval cycle.

Photo documentation

Before-and-after photos, correction records, and completion notes are filed against the address, so an inspection question or an owner question is answered from the record.

Occupant coordination

Tenants, occupants, onsite staff, or authorized property contacts submit requests with photos, access permission, and availability, then get status updates — EcoBright handles access and scheduling directly with them.

Vendor accountability

One EcoBright-managed service team owns the outcome. If a specialized licensed service is required, EcoBright remains the coordinator and point of accountability.

    An authorized tenant, occupant, onsite staff member, facility contact, owner, or manager reports the issue with description, urgency, photos, access permission, and availability — submitted in one place.

    EcoBright reviews and scopes

    We review the request, confirm details as needed, and prepare the scope for approval.

    Owner or authorized contact approves

    The owner, designated manager, or authorized organizational contact approves the work according to the property's approval rules and not-to-exceed limit. Pre-authorized emergency rules may apply.

    EcoBright schedules and completes the authorized work

    EcoBright arranges access with tenants, occupants, onsite staff, or facility contacts, then completes the authorized scope on site.

    The request closes with status, notes, and completion documentation

    Status updates, completion notes, and photos are filed on the unit record so the request closes with everything together.

  • Clients work directly with EcoBright rather than being handed from one unrelated service company to another.
  • If a specialty license (electrical, HVAC, or regulated plumbing) is required, EcoBright coordinates an appropriately licensed trade and remains the client's single point of accountability.

Common questions

Is BrightWork OS a separate software subscription?
No. Eligible active EcoBright maintenance clients receive BrightWork OS access and maintenance coordination with no separate monthly software subscription or platform fee. Authorized repairs, labor, materials, emergency or after-hours service, and other approved project charges are billed separately under the client's approved estimate or service terms.
Can tenants see pricing or invoices?
No. Tenants can submit and track maintenance requests, but they do not see estimates, dollar amounts, or invoices. Pricing and approvals stay between EcoBright and the owner or designated manager.
What happens with emergencies after hours?
Urgent requests are flagged on intake and handled under the property's pre-authorized emergency process. Outside of that previously authorized process, repair work remains pending until the required owner or designated-manager approval is received.
Does EcoBright manage my property?
No. EcoBright Solutions is a property maintenance and repair contractor, not a property management company. BrightWork OS covers maintenance intake, approval routing, scheduling, communication, documentation, and closeout for work assigned to EcoBright. Leasing, rent collection, tenant placement or screening, escrow or trust accounting, legal services, and fiduciary representation remain with the owner and their designated property manager.
Can an owner use BrightWork OS without a property manager?
Yes. BrightWork OS is designed for owner-managed properties. EcoBright acts as the maintenance coordinator—handling tenant intake, access and scheduling, estimate preparation, approval follow-up, field coordination, job updates, documentation, and closeout. The owner remains in control by reviewing and approving any work that requires authorization before it begins, subject to any pre-authorized emergency limits.
Can BrightWork OS be used for commercial properties and facilities?
Yes. BrightWork OS supports residential portfolios, commercial buildings, mixed-use properties, offices, community facilities, and other locations where maintenance requests, approvals, scheduling, field coordination, and documentation need to stay organized.
How long does setup take?
Most portfolios can be set up quickly after EcoBright receives the property, contact, access, and approval-limit information needed for onboarding.
