Unit Make-Ready.

A unit you already rent is sitting empty between tenants, and every vacant day is lost rent. Make-ready is the between-tenants turn for landlords and property managers who already know the drill: our team walks the unit, prices it in writing, and commits to a specific completion date before work starts.

For landlords and property managers turning a unit that has been rented before. Choose Rental Conversion instead if the home has never been a rental.

Not sure which you need? Make-Ready is a between-tenants turn on an existing rental; Rental Conversion prepares a home that has never been rented for its first tenant, with a full documentation package. See Rental Conversion.

How it works

From call to handoff.

  1. 01
    Prompt walk-through

You call, we review your request promptly during posted business hours and confirm walkthrough availability once we have the address and scope. Every scope is walked in person by the team who will run the job — nothing is quoted blind.

  2. 02
    Fixed written estimate

Line-item scope, fixed number, and a specific completion date, sent after the walk — timing depends on scope and site access. No open billing.

  3. 03
    Execute on schedule

Painters, drywall, cleaners, and hardware handled by one crew. Daily progress photos while the unit is closed.

  4. 04
    Handoff ready to list

Final walk, keys, and photo-ready condition on the promised date — so the unit hits the market or the tenant moves in on time.

BrightWork OS

Turn scopes, approvals, progress updates, and closeout photos for each unit stay on one BrightWork OS record, so owners and property managers can follow the turn without chasing status.

No separate BrightWork OS software subscription or platform fee for eligible active EcoBright maintenance clients. Approved labor, materials, visits, subcontractor and specialty-trade work, permits, and other project charges are billed under the written estimate or service terms.

Questions

Unit Make-Ready FAQ.

How fast can you turn a vacant unit in Philadelphia?
It depends on unit size, condition, and scope. We plan the schedule against the actual scope, access, and material availability, and the specific completion date for your unit is committed in the written estimate before work begins.
Do you handle both cleaning and repairs?
Yes. Unlike a cleaning company, EcoBright is a registered contractor. Paint, drywall, hardware, routine fixture replacement, and the deep clean are in-scope EcoBright work, and any specialty electrical, HVAC, or regulated plumbing item is performed by the appropriately licensed contractor we coordinate — with EcoBright as your single point of contact.
What does a typical make-ready cost?
Cost depends on unit size, condition, and scope. After the free on-site walk you receive a fixed written price for the approved scope and a planned completion date — no hourly billing. If work is added or changed, it is priced and approved in writing before we proceed.
Do you serve properties outside Philadelphia?
Yes — Philadelphia and the surrounding counties are all covered. Travel is included in the estimate.
Can you start before the tenant is fully moved out?
We walk and price the unit before the move-out date whenever you can get us in, then start once the unit is empty and you have completed your move-out inspection. That sequencing usually removes several days from the vacancy.
Do you handle trash-out and haul-away?
Yes. Trash-out, haul-away, and odor neutralization are part of the make-ready scope and are priced with the rest of the turn rather than billed separately after the fact.
