Commercial & Facility Maintenance.

Commercial spaces and facilities generate the same work as rental property, on a different clock: repairs between tenants, painting and drywall, fixture and flooring replacement, cleaning, and multi-trade scopes that have to be sequenced around operating hours. EcoBright is the licensed contractor handling that work in Philadelphia — one point of contact, a written price before anything starts, and documented closeout for the facility file.

For commercial landlords, facility managers, and operators who need one licensed contractor for repairs, turnovers, and coordinated scopes across their space.

Who it's for

Is commercial & facility maintenance the right call?

  • Commercial landlords turning a space between tenants
  • Facility managers responsible for an operating building
  • Operators of mixed-use buildings with retail or office space
  • Owners who need one contractor instead of five separate trades

  • Fixtures, hardware, or flooring have failed in a working space
  • A build-out or improvement needs several trades sequenced
  • Work has to happen outside operating hours to avoid disruption
What you receive

  • A written scope and a fixed number before work begins
  • A schedule built around your operating hours
  • One accountable EcoBright point of contact, coordinating appropriately licensed specialty contractors when required
  • Photo documentation and a written closeout for the facility file

Questions

Commercial & Facility Maintenance FAQ.

What kinds of commercial work do you take on?
Repairs and recurring maintenance, space turnovers between tenants, painting and drywall, trim and ceiling work, fixture and hardware replacement within our scope, flooring coordination, cleaning, and multi-trade scopes that need to be sequenced under one schedule.
Can you work after hours or on weekends?
Yes. Work is scheduled around your operating hours when the space has to stay open. The specific working windows are agreed during the walk and written into the estimate.
Do you handle permitted work?
Yes, through the normal City of Philadelphia process. We completed a permitted mixed-use basement electrical equipment room build-out that included fire-rated wall assemblies and multi-trade coordination in an occupied building — the full project, with photos, is on our projects page.
How is commercial work priced?
The same way every EcoBright job is priced: a written estimate before work begins, no hourly open billing, and an updated written estimate for your approval if the scope changes mid-job.
Can you handle several properties or locations?
Yes. Start with one location so you can see how we scope, schedule, and document the work, then expand to the rest if it fits. Portfolio arrangements are covered on the property managers page.
Are you a facility management company?
No. EcoBright is a licensed contractor providing repair, maintenance, and construction services. We do not provide property management, leasing, or facility staffing.
